When established? Land size? Land appraisal? C-store size? Is that a 24 hours? When was the last time it’s been remodeled? Condition of the equipment and improvements? Double-lined tank policy? How many gallons per month (average 50,000 gallons?) Gas Sales Gas profit per gallon? How many pumps? How many filling stations? Is there any Diesel? C-Store sales and profit? Any liquor licenses, check cashing, Lotto, Tobacco, hot food items? How many door cooler C-store has? Rental Income from a mechanic shop or a smoke shop? Car wash? Road Work? Environmental compliance? Environmental Issues? Any lawsuit? Any lingering environmental litigation that you are involved in? Average ATM machine commission per month? Willingness to help finance?
