Business Summary
I recently signed a lease for a new cafe in Chatswood Westfield, but due a recent change in personal circumstances I no longer desire all the responsibility.
Some of the specific advantages of the lease (as a cafe) are:
• Rent is only about $480 per square metre per annum total (increasing at CPI +1%), although other cafes in Westfield typically pay $1,200 or more per square metre per annum.
• The opportunity exists to trade until midnight 7 days if desired, at no extra charge.
• The level it is located on has a variety of passing trade in different parts of the week, including people going to the cinemas in afternoons and evenings; people going to yum cha in the mornings and lunch at Kam Fook (massive chinese restaurant); and general shoppers at Grace Bros, Jusco Supermarket, Bing Lee and specialty shops at all times of the day.
• There is a $25,000 reimbursement from Westfield to assist with a good quality fitout.
Some of the specific advantages of the lease (as an internet cafe) are:
• Ability to sell computer parts and systems including having display areas on the shopfront - a unique opportunity within Westfield where shoppers now pay $2,000 for a low-level system from Bing Lee.
• Able to use the store for IT training or business customers if desired - lots of flexibility in usage .
The shop (number 604) is located on the busy cinema level, where presently there are no other cafes. It has an 11 metre wide glass frontage, with excellent visibility from the entrances to the level as well as from queues for the cinema or restaurant. It is roughly 9.5 metres deep. Total internal area is 104 square metres, plus 20 square metres of seating outside the shop is allowed. This should be sufficient to seat 50-70 people on cafe seating and 20 people on computers.
