The store is south of KC Kansas 30 minutes. The location is a town well known for antique stores which helps business. The store is approx 2800 square feet, on the main street in town. It has beautiful high tin ceilings, which is perfect for the antique store feel.
The lease on the store is $1000 per month, the landlord is very easy to get along with. The other bills approx around $500 making the total monthly expenses approx $1500 per month. The good part is part of the store has booth renters, the income for booth renters is approx $550-$700 per month, which brings your total expenses down to less than $1000 per month. Doesn't take many sales to cover $1000. Right now sales avg approx $2000-$3000 per month.
We only advertise in Discover Mid-America,and we are a member with our local Main St Association, which advertises for us. We have a nice facebook page. The membership is paid up for the year, and the Discover mid-america is $53 per month, which I included in the expenses.
We do not have a separate website for the store which could really ramp up sales. Also if you use ebay or craigslist, and a website you could double the sales easily.
There is approx $30k-$40k of inventory that is included in the sale price. We would also be happy to stay and help you with the transition for a set period of time. This is our baby and want to see it continue to succeed. My wife has created a section of the store that is a boutique, with hand made Jewelry, soaps, laundry soap, re-purposed furniture etc. There is so many things you can do to tweak the store, more booth renters to help with expenses, no booth renters, etc. There is also an alarm that is included in the expenses I listed from Protect America.
