COMPANY DESCRIPTION: This full service landscaping Maintenance Company provides services to communities, HOAs and commercial centers all over the Phoenix metro area with a focus in the west valley. Approximately 60% of their revenue is from HOA maintenance contracts, 30% HOA construction and the balance from small commercial construction projects. Many of their HOA clients have been with them several years. They are widely respected by their peers and enjoy an excellent reputation. They are licensed with the Arizona Registrar of Contractors with a ''dual'' CR-21 license. They also have a license with the Arizona Office of Pest Management. FACILITIES: The commercial building that houses the operations is leased by the Seller and approximately 3,500 square feet of offices and additional square footage for garage and warehouse. The lease will soon be month to month so the buyer will be able to relocate the business or negotiate new terms with the landlord. Currently, the lease is below market and includes water and electricity. There is additional space in the same building that is currently unoccupied. This is not a location sensitive business as customers do not visit the location. INDUSTRY TRENDS: Healthy growth is expected from the improving housing markets creating new HOA opportunities both single and multifamily and as the general economy continues to improve declining commercial vacancy rates will also drive new commercial construction. MARKETING: The company currently does very little marketing but does participate in various associations to maintain a presence in the market. They are growing through referrals and old fashioned word of mouth. They have a base of satisfied long term clients and they do not need to commit to large advertising expenses. Seller believes that growth can be accelerated by adding a full time marketing person who could be compensated on commission of ''new sales''.
